The following terms and conditions apply when making an accommodation booking using The Capitol Apartments Web Site.

Updating or modification of terms and conditions

The Capitol Apartments may, at any time and without notice or liability to Users, amend or update these Terms and Conditions by posting revised Terms and Conditions on the Site. Your continued use of the Site constitutes acceptance of these revised Terms and Conditions.

Age

You must be at least 18 years of age to book any accommodation displayed on the Site. Under Queensland Law, minors must always be accompanied by a person with parental responsibilities, and penalties apply for failure to comply.

Requirements upon check-in

You are required to provide a physical credit card imprint at check-in to cover incidental charges. The person registering at check-in must be at least 18 years of age. In addition, to eliminate identity fraud, we will ask you to provide a government-issued photo ID at check-in to ensure that your identity matches the booking identity. The accommodation provider may retain a record and/or copy of this photo ID to minimise the risk of fraudulent credit card usage and for verification purposes.

Credit Card Fees and Payments

All amounts are in AUD.

Payments for your reservation will incur an additional 2% surcharge for Visa or MasterCard and 3% for American Express. We do not accept cash payments.

Pre-authorisation / Bond Policy

A $150.00 credit card pre-authorisation per room booked will be required upon arrival to cover any miscellaneous charges that may be incurred. A cash bond will not be accepted.

Onsite Car Parking

Complimentary car parking is available on a first-come, first-served basis, with only one car allowed per apartment booked. Carparks cannot be booked before arrival, and we don't guarantee parking. It's subject to availability.

The height limit is 2.3 metres.

Check-in time

Check-in time is 2 pm.

If room access is required before this time, please get in touch with reception. Please note that early arrival cannot be guaranteed unless the room is reserved from the night prior.

Check-out time

Check-out time is 10 a.m.

Please drop your room keys in the Key Return Box at Reception if departing before reception opens. Late Check-out is $35/hour (Subject to availability; please get in touch with reception to arrange). If you have a vehicle parked in the basement secured parking, please drive out the car first, then come back to reception to return the key.

Cancellations

All cancellations or amendments to bookings MUST be made at least 48 hours before arrival. If the booking is cancelled 48 hours or less before arrival or in case of a no-show, penalties will apply, and FULL payment will be made. If you have booked for a Non-refundable booking, group booking, long-stay booking or 'special discounted' rate plan, please refer to the specific cancellation policy linked to it.

We are a strata property, and the cancellation policy will be strictly enforced due to our commitment to our owners. We highly recommend travel insurance to provide security in unforeseen circumstances.

After-hours/Late Arrivals

If arriving outside Reception hours, please get in touch with us in advance. A credit card authority form will be required to complete along with a copy of your photo ID and credit card (both sides) for verification purposes. All the required documents must be emailed to reception before your arrival. We will process payment and the $150 pre-authorisation as a security deposit before arrival and send you the late arrival instructions. Online payment and check-in links can also be used for late arrival. Please get in touch with reception upfront to get this organised.

Please note that a start-up pack of amenities are provided on arrival only.

ALL ROOMS are NON-SMOKING

A deodorising fee will be charged if extra cleaning is required.

The Capitol Apartments also has a strict No Party Policy. We reserve the right to cancel any reservations without refund for guests who are found to be in breach of these policies, and guests will be subjected to any additional associated charges that may be incurred.

While we attempt to satisfy all special requests, we cannot guarantee such requests. Upon check-in, you will be allocated the most appropriate room available, considering any special requests you may have.

Liability

Without affecting any statutory consumer rights that cannot be lawfully excluded or limited: a) we will not be liable for any losses, damages, liability, claims or expenses (howsoever caused, including negligence, and whether direct, indirect or consequential) arising from the use of or connected with the Site or any products or services purchased on the Site, and b) we make no warranty or representation as to the fitness or suitability of any product or service displayed on the Site or any linked site. Where our liability cannot be excluded, to the extent permitted by law, such liability is limited to either - (i) for breach of implied terms, at our option, to resupply the service or the cost of resupplying the service or (ii) otherwise, to the value of the booking made.

Capitol Apartments Facilities Policy

All common areas, including the Swimming Pool/Gym areas, are used at the risk of the guest. Children under the age of 16 who are under the guest's responsibility are only permitted to use the Swimming Pool and Gym whilst under direct adult supervision.

  1. Sharp objects and glass are not permitted in the common areas.
  2. Alcohol and food are not allowed in the common areas.
  3. Smoking is not permitted in the common areas.
  4. Users of the Pool and Spa must always act responsibly and sensibly.
  5. All gym users must always carry a towel and wipe down equipment after use.
  6. Suitable footwear must be worn to and from the gymnasium, pool and common areas.
  7. Jumping, diving, running, ball playing, and noisy or hazardous activities are prohibited in the swimming pool area.
  8. No Parties on the Premises. The Capitol Apartments will not tolerate parties being held in the apartments.

    A party is defined as any situation where the maximum number of guests allowed per apartment is exceeded. Any situation where the noise level from the apartment is deemed excessive and intoxication may or may not be occurring. Any situation whereby excessive traffic to/from the apartment is identified. Any situation where it is identified that excessive alcohol is present.

    If the apartment guest is identified as having a party, the hotel reserves the right to request all occupants of the apartment, including the registered guest - to vacate the premises.

    If an eviction does occur, the registered guest will be charged for that night's accommodation and any expense resulting from additional cleaning of the apartment, replacement of any furniture/fixture/fitting breakage, and any required repairs.

Alcohol on the Premises

The Capitol Apartments will not allow excessive levels of alcohol to be brought onto the hotel property. Guests or any members of the public will be requested to either relinquish the alcohol to the hotel for storage until departure or, alternatively, management will request that the alcohol be permanently removed from the premises.

Additional actions that may result in Eviction

The Capitol Apartments reserves the right to immediately evict any guest, visitor or member of the public for the following reasons, but not limited to:

  1. Intoxication and/or unsavoury/lewd behaviour
  2. Smoking inside any room, apartment, or common area
  3. The throwing of objects over the apartment balconies
  4. Spitting over the balcony
  5. Wilful damage to hotel and/or resident property
  6. Physical or verbal assault/abuse of the hotel staff, other guests, apartment residents, or members of the public on hotel premises
  7. Any behaviour deemed as a potential safety threat to others
  8. Any breach of the alcohol or party policies. Any incident for which the police are required to attend

Consequences of Eviction

In the event that an eviction of any nature occurs, the registered guest, their associates and visitors will not be able to make future reservations at The Capitol Apartments & South Central Apartments. Should the guest fail to adhere to this request to leave the premises, the matter will be handed to the police.
